Project Manager

LOCATION: Frederick, MD CATEGORY: Operations


The Project Manager is directly responsible for managing client relationships and Team Members on assigned projects that result in on-time and profitable projects. Success is defined as client referrals, high team member retention, projects completed on time and meeting or exceeding pre-determined gross margin goals. Reports to the Project Executive or Sr. Project Manager

Required Skills

  • Ability to communicate effectively in writing, orally in group presentations, and one-on-one setting
  • Exhibit a comfort level building rapport with new business contacts in social business settings
  • Demonstrate the ability to lead and support a team of construction and administrative professionals
  • Possess a thorough knowledge of and the ability to convey the construction process and related company policies and procedures
  • Ability to multi-task and establish priorities
  • Computer literate and proficient in word processing, spreadsheet, scheduling, project management software, and MS Office

Education & Experience

  • Bachelor’s Degree in Engineering, Construction Management or related field
  • 5 Years of experience in progressively responsible construction management, estimating or sales at the Assistant Project Manager or above level including, at least, on-going management of multiple projects and responsibility for consistent and sustained profitable annual volume in the $5 million range
  • 5 years of experience with Mechanical, Electrical, Plumbing (MEP) and other construction trades

Job Description & Essential Duties

Leadership & Management

  • Exemplify and promote HDC’s mission and values, leading by example to instill them in every team member
  • Organize clear agendas to facilitates well run, productive and energizing meetings
  • Proactively develop and support the careers of all direct reports
  • Makes one’s position known and to effectively present a logical and compelling position, holding firm to a position when necessary
  • Writes clearly and succinctly using a variety of communication vehicles, arranges information and files in a useful manner, provides information in a useable format and is timely with information and deadlines.


Schedule Management: 

  • Create construction schedules with a clear understanding of relationships and the logic of building.
  • Actively use schedules to manage the project and meet expected outcomes. 
  • Identify and resolve schedule conflicts with trades and clients
  • Create recovery plans re-sequencing a schedule from original work plan and maintaining the original completion date.
  • Identify and document all delays and other impacts using the scheduling software

Contracts & Legal:

  • Manage the project within the terms and conditions of the contract and sub-contracts.
  • Negotiate with subcontractors and populate subcontract agreements.

External Relationships: 

  • Manage direct interaction with internal and external clients such as Owners, Architects, teaming partners, and subcontractors  
  • Adhere to HDC's mission and vision by modeling a customer-centric work atmosphere
  • Demonstrate that adding value to customers is a priority and always consider their best interests when making decisions. 
  • Proactively identify and assist in mitigating project related conflicts.

Project Management: 

  • Formulate a work plan in close coordination with the Superintendent to build the project successfully. 
  • Conduct team meetings to review the overall work plan and objectives, identify risks, and establish corrective actions needed. 
  • Manage and compile accurate and detailed project documentation.

Subcontractor Relationship:

  • Ensure that subcontractor payment is timely and react with a sense of urgency if subcontractor payment issues arise. 
  • Educate all subcontractors on HDC’s billing practice and payment schedule.
  • Conduct a thorough review of first requisition to proactively eliminate any payment stops.

Safety Management: 

  • Lead by example – (i.e. wear appropriate safety gear, participate in safety meetings.) 
  • Demonstrate a positive attitude toward job and site safety.
  • Understand and adhere to HDC’s safety program well enough to lead by example.

Financial Management:

  • Actively identify and manage the financial exposure and risk of projects as well as forecast accurately the costs to complete.
  • Ensure all construction related costs are paid timely and within the terms of the contract.

Business Development:

  • Contribute to developing leads and support information gathering for bid opportunities when necessary
  • Actively represent HDC to both internal and external clients such as Owners, Architects, Trade Groups, etc.
