Job Description Summary

Haris Design & Construction Co. (HDC) is looking for a Project Superintendent to be directly responsible for managing day to day field operations.  Responsible for schedule management on assigned project that results in on-time completion.  Success is defined as client referrals, and completing projects on time.

Required Skills

  • Ability to communicate effectively in writing, orally in group presentations and one-on-one setting
  • Demonstrate the ability to lead and support multiple subcontractor trades
  • Possess a thorough knowledge of the construction process and related company policies and procedures
  • Ability to multi-task and establish priorities
  • Computer literate and proficient in word processing, spreadsheet, scheduling and project management software

Education and/or Experience

  • Bachelor’s Degree in Engineering, Construction Management or related field OR
  • 10 Years’ experience in progressively responsible construction supervision on projects in the $5 million range
  • Computer skills to include knowledge of Microsoft Office.
  • Ability to speak English and Spanish a plus. Excellent driving record.
  • Must have experience working with clients during Construction Project Management including knowledge of budgets, estimating, contract negotiation, working with Engineers, Architects and Contractors. 
  • Knowledge of project scope revisions, submittal review, RFI coordination, project scheduling, change orders, value engineering, government relations, permits, project meetings, quality control, payment application review, punch list, and close out.

Essential Duties

TECHNICAL:

Schedule Management: 

  • Must be capable of creating a construction schedule with a clear understanding of relationships and logic of building in close collaboration with the Project Manager and Key Subcontractors. 
  • Actively use schedule to manage the project to meet expected outcomes. 
  • Identify and resolve conflicts. 
  • Create recovery plans re-sequencing a schedule from original work plan and maintaining the original completion date. 
  • Identify and document all delays and other impacts using the scheduling software
  • Enforce quality and safety standards in close collaboration with the Project Manager and the QCM Prepare detailed Daily Reports to capture resources on site, work activities and new issues in detail

Contracts & Legal: 

  • Manage the project within the terms and conditions of the sub-contracts. 
  • Identify “changed condition” that have the potential for cost and time impacts.

External Relationships:  

  • Manage direct interaction with Owners, Architects, subcontractors and others. 
  • Model customer focus and demonstrate that adding value to customers is a priority and always consider the best interest of the customer when making decisions. 
  • Manage work quality and enforce remedial actions as directed by the QCM. 
  • Identify and assist in arbitrating project related conflicts.

Project Supervision: 

  • Formulate a work plan in close coordination with the Project Manager to build the project successfully. 
  • Active participation in team meetings to review the overall work plan and objectives, identify risks and establish corrective actions needed. 
  • Manage schedule and costs of “extra work” and generate accurate and detailed project documentation.

Subcontractor Relationship: 

  • Plan and conduct Preparatory Meetings to ensure subcontractors are prepared to begin work as scheduled. 
  • Plan and conduct weekly foremen meetings to review project status and safety performance record. 

Safety Management: 

  • Lead by example – i.e., wear appropriate safety gear; participate in safety meetings. 
  • Demonstrate a positive attitude toward job and site safety. 
  • Adhere to HDC’s safety program.

Financial Management: 

  • Actively identify and report to the Project Manager all identifiable financial exposure/risk of the project resulting from poor performance through latent conditions and owner initiated changes. 

Business Development:

  • Actively represent HDC to Owners, Architects, Trade Groups, etc. 

LEADERSHIP AND MANAGEMENT:

  • Exemplify and promote HDC’s mission and values to instill them in every team member
  • Monitor scheduled activities and plan ahead for resources and deliveries to site
  • Organize project site to meet safety standards.  Facilitate work through pre-arranging outages, closures or access clearances. 
  • Develop clear agendas and facilitate well run, productive and energizing subcontractor progress meetings
  • Proactively develop work plans and support all subcontractor efforts
